The Bay Village
The Bay is a modern, purpose-built “village” on the Yorkshire coast, specifically designed for holidays. There are around 500 apartments, beach houses, lodges and cottages all with free parking, set on the cliff tops to the south of Filey, next door to Primrose Valley. Whilst not in Filey town itself, it is within walking distance either along the beach or the coastal path.
The Bay is unlike the caravan parks in the area as it is open all year round. The properties are all only a few years old with full central heating, and excellent insulation making them ideal for winter breaks as well as summer.
Many of our guests love to come in the quieter winter months, and curl up in front of the log burner (selected properties only) after a bracing walk on the beach! And the prices are lower out of season too, so we won’t break the bank either.
The pub, pool, sauna, steam room and gym open all year round (just closed on Christmas Day usually).
The shop in the central courtyard is open daily for provisions.

The Bay has lots to offer to families, couples and friends wanting to spend time together. On resort you will find:
- Indoor 20 metre pool (for leisure and lane swimming), sauna, steam room and gym. These are open daily – usually 8.30am-6pm with no booking required. Free to all our Filey Bay Direct guests.
- The John Paul Jones pub – inside and outside dining. Dog-friendly too. Open daily for drinks and food. Seasonal hours in operation.
- The Four Cats – pizzas and licensed bar. Takeaway service too. Seasonal opening hours.
- Amusement arcade. Open daily.
- The Beauty Room (for massage and treatments). See their Facebook page for opening hours.
- A small grocery store (in the courtyard) – open daily. It sells food, toiletries, beach items, newspapers/magazines, alcohol, souvenirs and more!
- Playground, boules courts, football pitch, outside table tennis table. All currently free of charge to guests. Borrow some boules or table tennis bats from the leisure desk, or bring your own.
- Wildflower meadows and lakes – perfect for walking the dog, having a picnic or just enjoying a nature walk – orchids, butterflies, newts, ducks, a resident barn owl and more can be spotted!
- Entertainment programme – pub quizzes, live music, and other events organised by the resort team. Programme may vary through the year.
- Activity programme including football, tennis, tie dye, build-a-bear, crafts, go-carts, archery, rifle-shooting, pool parties – booking required and charges apply to all guests at The Bay. Age restrictions apply, but there’s something for all age groups from under 4s through to 12+ and adults.
Please note: we do not offer refunds if you find any of the above are not open during your stay, as we are not responsible for these amenities/businesses.
Our Properties
The price includes use of the onsite pool, sauna, steam room and gym (subject to availability).
The outside table tennis table, boules courts and playground are all free to use too. You can hire table tennis equipment and boules from the leisure desk for a refundable £10 deposit.
We provide one set of linens and house towels per stay. If you require extra linens or towels, e.g. for a longer stay, we can arrange that for an additional fee.
We provide unlimited Wi-Fi in all our accommodation, and all utilities (gas, electricity, water) are included too.
Other welcome goods (toiletries, tea/coffee, coffee pods) vary by property, which will be explained in your booking information.

We have opened our calendars up into 2024, and aim to be as flexible as possible, with 2 night stays possible most of the year round.
However, the best value breaks will be Mon-Fri, Fri-Mon and 7 night breaks starting Mon or Fri, so if you are flexible, I suggest you search for these.
We now have dynamic pricing so prices will change over time (either up or down), sometimes daily. You will always be shown the best price for your chosen booking at any particular time. We do offer discounts and specials, but these can be changed or withdrawn at any time.
Our largest properties are Bayside (sleeps 10), Bempton View (sleeps 10), Sailaway Cottage (sleeps 8-10), Silversands House (sleeps 8-10) and Bay View House (sleeps 9). We have some specific property groupings accommodating 9 to 13 people too, or we can help you find the perfect mix of properties for your party.
We have a number of properties near each other, ideal for getting together whilst enjoying your own space too:
- Brigg End View, Sandy Shores and Sea Urchins Cottage – all are 2 bed 2.5 bathroom cottages next-door to each other on Turnberry Drive with balconies and sea views, and there is Bayside (sleeps 10) opposite too.
- Anchor Down and Prospect Cottage – 2 bedroom cottages next-door to each other on Seaford Avenue. Family Tides and Norman’s Nook are also nearby.
- Mariners and Oreo Shack beach houses – next-door but one on Turnberry Drive near the playground.
- Seahorse Lodge and Prospect Lodge – next-door but one on the Meadows – both sleep up to 6 with 3 bedrooms and 3 ensuites each. Anchors Away, The Lake House and Lakeside Retreat are also nearby.
- Caramel Cottage and Sea Air Apartment are both on Woodspring Way. Norman’s Nook, 12 Green Close and the meadows lodges are also nearby.
- We have 10 of the beach houses on Blue Anchor Road near the amenities and playground. There’s Luna Azul (3 bedrooms), Skylark, Blue Moon, Blue Bay and Seashell Cove (larger 2 bedroom properties), and Sea Urchins, The Blue Anchor, Blue Anchor Retreat, Sand Dollar and Salty Dog (smaller 2 bedroom properties).
- Silversands House (sleeps 10) is also near to Joe’s beach house (sleeps 4).
- Bempton View and Sailaway Cottage a few doors apart on Britannia Drive.
- Sea Esta and Pebble Cottage next door to each other on Perran Court. Pebble Place and Bay Tree House, a few doors apart, are also nearby.
- Puffin’s Nest and Anchors Away are a few doors apart on Sunrise Drive.

DOGS ARE NOT ALLOWED IN THE OREO SHACK, SAILAWAY COTTAGE, BAYSIDE, PEBBLE COTTAGE, OR JOE’S BEACH HOUSE.
We charge extra per dog – currently £25 per dog, but can sometimes discount if you are bringing 2 or 3 dogs for a short break to keep the extra costs down.
This extra fee is related to extra cleaning time required after dogs have stayed based on the size of the living areas in each property. We know that many dog owners are extremely responsible and remove all traces of dogs, but we do often find a lot of dog hairs on the floor and in soft furnishings which take extra time to manage.
However, we do waive the dog fee for repeat bookers who have shown they take care of our properties. So please get in touch if you are planning to stay with us again.
We do not allow puppies under 6 months of age, unless you wish to make a request to be allowed – we would need to know their age, progress with puppy training, and whether they are crate-trained. We may request a larger damage deposit just incase.
We allow all breeds (except those on the banned list in the UK), but if you have a large breed, please do consider the size of the dog and the size of the property, as some properties do not offer a lot of floor space for larger dogs!
If your dog likes to sleep in the room with you, or needs a secure/enclosed garden, or if you want a place with no restrictions on number of dogs and where they can go, then our properties are probably not for you, as we do not allow dogs on the beds or furniture, and would only be allowed in bedrooms if crated. This is as a courtesy to our cleaners, owners, and the next guests. We can discuss you bringing your own duvets/pillows/linens if you wish for your dog to sleep on the bed.
If you have a reactive dog (reactive to people and dogs walking past), then Sea Esta, Sea Air, Perran Apartment, Caramel Cottage, Silversands House, Sand Dollar, and Blue Anchor Retreat are probably the better options for you with fewer people/dogs walking past the windows!
We will charge for any damage to bedding, furniture, carpets, doors etc due to dogs.
Please also clean up after your dog and put all bags in the bins all around the site – thank you.
We ask that you bring everything you need for your own dogs (beds/crates/stair gates/bowls/leads/poo bags, towels, throws, shampoo and so on).
Whilst we do provide bowls, poo bags, leads, doggy treats, dog toys, long lines/spikes, hose pipes, stairgates etc in some properties, these are not routinely provided.
Please note than unless clearly labelled, all house throws are for humans, so please bring your own for your dog. We will charge if they have been used by dogs.
Please ask if you require information on what we provide in your particular property, as that might help you with your packing!
Dogs should not be left alone / unattended in any of our properties unless they are crated and settled.
If you wish to request an exemption, for example if you are a solo traveller, or you have a monitoring device for your dog(s), then please do contact us for permission.
We can also provide details of local pet-sitting services and local dog-walkers, so please ask.
We do not allow cats, house rabbits, or birds. We may consider a hamster or other small pet if they are caged the whole time.
Booking process
The deposit required is 20% of the booking total, with a minimum of £100 required.
When you find a property you wish to book, the payment amounts and dates for payments will be shown once you start the booking process.
The balance payment is due 60 days (around 2 months) before your holiday, so if you are looking a late break, you will need to pay the full amount to confirm your booking.
We also ask for a security deposit of £100 for 1-2 bed properties, or £200 for 3-4 bed properties. This is incase of any damages, although we do not charge for minor breakages. If you pay by card then we can simply “pre-authorise” your card so no monies are required in advance – this just means we can charge up to the security deposit after your stay if necessary.
Yes, if you work for the Emergency Services or Armed Forces, we offer discounts off the majority of our properties.
You must be staying in the property yourself, and once you have booked, you must send a photo of your work ID within 24 hours of paying, otherwise the discount will be removed from your booking and cannot be reinstated. You cannot use your employment status to book for other people.
This is our security in case of major damage or significant extra cleaning required at the property.
We now have the option now to pre-authorise your card, so no money is taken in advance.
We hope you appreciate we are trusting you with our properties and possessions, and this is quite standard practice with many holiday cottage rentals.
A full refund will be given for a cancellation for one of the following reasons:
- Cancellation by us (for any reason), for example if a property is sold, or if emergency repairs are needed.
- Where the property is under Government restrictions which force us to close.
- Where your home address is under local/regional restrictions which prevent you from travelling to us.
If you need to cancel:
If you cancel more than 60 days before arrival, we retain the deposit and will return any other payments made.
If you cancel the booking 60 days or fewer before arrival, then we retain any payments made.
We therefore strongly recommend you have your own holiday insurance cover or consider “XProtect” as an add-on to your booking (Terms and Conditions apply).
If you do not have insurance, and we are able to re-let the property, we will issue a credit voucher, the value of which will depend on the value of the replacement booking and the time/cost of readvertising and administering the cancellation.
Preparing for your stay
This varies by property, and is shown on each property page and also on the booking details. For most properties, it is 4pm arrival, and 10am departure. This is to allow our cleaners enough time to turnaround each house, and also arrange maintenance where required. Some have a slightly earlier or later time.
You are also welcome to use any onsite amenities throughout arrival and departure days – just park in any of the communal parking bays (but not in the property bay as our cleaners need to use these).
Towels are provided, for use in the property only – please bring your own for the pool and beach.
All properties have at least one hairdryer, iron & board, travel cot, high chair, washing machine (or washer-dryer), and a dishwasher (except Sea Air).

There is a shop in the courtyard area at The Bay – open daily (seasonal hours apply) and is perfect for toiletries, groceries (fresh, chilled and frozen), alcohol and soft drinks, ice creams, newpapers/magazines, beach items, souvenirs and much more.
The nearest shop off site is the Jet garage which has a Spar, just down the road towards Filey, near Primrose Valley.
There is a Co-op supermarket and takeaways in Hunmanby (1 mile) and a larger Tesco and other shops in Filey (3 miles).
You can also book a Tesco, Sainsburys, Asda or Morrisons delivery to the Bay.

On site, there is the John Paul Jones Public House. This serves food too.
There is also the Four Cats drinks and eats. This is open 4pm-10pm including takeaway pizzas (seasonal opening hours).
From the beach, turn right and you will also find the Beach Café at Hunmanby Gap (seasonal opening hours). In Filey, you will find plenty of cafes and bars, many dog-friendly too, for example Thirty coffee shop, and some pubs in nearby Hunmanby like the Piebald Inn.
